Taft's Ale House planning second location

Over-the-Rhine craft brewery Taft's Ale House is opening a second location in Spring Grove Village to accommodate soaring demand for its suds.

An affiliate of Taft’s Ale House purchased 4821 Spring Grove Ave. in July for $1.745 million. The building, once a Procter & Gamble Co. lab/testing facility, is more than 49,000 square feet. It includes

5,600 square feet of office space and nearly 44,000 square feet of warehouse space.

The facility also has nine dock doors, two drive-in doors and 20-foot clear height ceilings. It was built in 1968.

The total project cost, for what will be named Taft's Brewing Co., is about $6 million. The main purpose of the facility will be to produce, can and keg beer to be sold to the market, both in Ohio and beyond.The owners plan to open no later May 1.

In a video posted to YouTube that was since taken down, a 3-D rendering of the space shows an outdoor beer garden with table and bench seating on a raised patio. The patio extends off of a taproom named the Brewporium, which will house special beers not available at Taft's Ale House.

Skylar Stein with Cushman & Wakefield represented Taft's Ale House in the transaction. Rod and Roddy MacEachen with SqFt Commercial represented the seller.

"They were handcuffed as far as production was concerned in Over-the-Rhine," Stein said. "With P&G as the prior tenant, it was almost in move-in condition. That was one of the major things driving the operation in acquiring this building. Production has increased so much, they couldn't handle it in the OTR building."

The Courier covered Taft's progress during its one-year anniversary in OTR back in March. At that point, partner and head brewer Kevin Moreland said the brewery was already bursting at the seams.

"We've definitely been exceeding the capacity of our current place, and we need to grow," Moreland said. "I have projections based on real numbers – breweries I've visited – and we're definitely exceeding them."

Taft's Ale House opened its doors at 1429 Race St. on Opening Day

2015.
